Hello
In Kerala, building rules offer relaxations for houses on small plots compared to buildings on standard plots.
The adjacent plot used for parking must be owned by the building owner and located within 200 meters of the building plot.
The new fee structure has been drawn up in such a way that there would be a decrease of at least 50% for houses between 81 sq mts and 300 sq mts.
The application fee has gone up tenfold to a minimum of Rs 300 from Rs 30.
In the next phase, the system will be extended to panchayats.
Currently in the urban-rural areas, building numbers are allocated via the Sanchaya software.
The TRAI's assessment is that the buildings with high digital connectivity ratings will elicit much more demand in the real estate sector.
The LSG Department has now issued an order stating that a Development Permit is not required for levelling the plotĀ for constructing the basementĀ of a building.
Under the low-risk category, permits would be issued to houses having an area up to 3,230 sq ft.
The Kerala Cabinet has decided to exempt houses built on less than five cents of land or with an area of less than 300 square metres from the building rule that made rainwater harvesting mandatory for all houses.
