Justin’s house that stands on a 5 cents plot in Kidangoor near Angamaly stands out for its unique features and facilities. The family wanted to build a house within a moderate budget of Rs 30 lakh, that too without compromising on the quality of the building materials. Besides, the design of the house should be in a way leaving provisions for extensions in future.

However, their plan hadn’t worked out as they had hoped, in the beginning. As the plot was near a field, the soil was not too sturdy. So, a concrete belt had to be built before constructing the foundation using hard rocks. This was an additional expense the family hadn’t anticipated. Instead of bricks, the walls were built using concrete blocks. The roof was made flat so that an upper floor could be built in the future. Natural stone claddings were used as highlights on the exteriors. A pergola was also arranged above.

This beautiful house, designed in 1250 sq ft area, has formal and family living areas, dining space, kitchen with a store room and two bedrooms. The designer has tried making the house space-efficient by reducing the area in square feet. The interiors designed in the open style make the spaces look vaster. Cool breeze always flow into the house from the nearby field. The windows and the openings are arranged to receive the wind into every corner of the house.

Limiting the use of timber was a major factor in lowering the expenses. However, the interiors are decently furnished, that add to the overall look of the house. The readymade furniture matches the general theme of the interiors. Digital tiles that have uniform design are paved on the floor in the common areas. Meanwhile, tiles with wooden finish are used in the kitchen.

The formal living area is separated to ensure enough privacy. The family living area, dining space and the stairway are all part of the open hall. A wall in the hall is highlighted using texture paint finish and the TV unit is installed here.

The roof above the stairway is in double height. The skylight here brings lots of pleasant sun shine into the house. The handrails of the stairway are in stainless steel. Meanwhile, the wash area is arranged below the stairway.

The bedrooms are designed with just the required facilities. The bath attached bedrooms have in – built wardrobes as well.

The kitchen cupboards are built in plywood – laminate finish. Granite is paved on the counter top. An adjacent work area completes the kitchen area.

The boundary wall that already stood on the plot is renovated using GI pipes. Instead of interlocking blocks, baby mettle is paved on the front yard.

The construction of the house, including the furnishing, was completed on Rs 29 lakh. The budget wouldn’t have exceeded Rs 27 lakhs if the additional expense for the foundation was avoided. However, the family is incredibly happy that they got the house of their dreams. They are particularly enjoying the pleasant cool breeze that always flows into the house from the field. There is no need to switch on the fan during the day time.

Among the many factors that helped in reducing the expenses, using cement blocks to build the structure is significant. The area of the house in square feet was reduced; instead making it more space efficient. The construction was completed in just 8 months. The light points are directly installed without false ceiling. The timber was purchased, in bulk, in advance, which lowered the expenses. Meanwhile, plywood is mostly used for furnishing.
