It wouldn’t be an exaggeration to say that an average Malayali always yearns to build a house of his own. Most people do not mind spending their entire life’s savings to construct a magnificent house with all the modern facilities. However, not many are aware about the various documents that need to be procured before beginning the construction of a building. This article provides a list of such documents to make the readers aware about the importance of it.
Documents needed under the jurisdiction of a village panchayat:
» The title deed of the property
» Possession certificate
» Certificate validating the nature of the land
» Latest land tax receipt
» Plan
(The plan of the house has to be submitted online for approval. It can be uploaded using the ‘Sanketham’ software if the property comes within the bounds of a panchayat. ‘Sulekha’ software can be used in the corporation areas.)
Documents to be submitted in the panchayat office:
» Application form to the panchayat
» Three sets of the sanctioned sketch or plan
» A detailed report about how the construction would be done
» Three sets of the consultant certificate
» The original copy of the plan should be shown at the panchayat office
Procedures
The panchayat has to provide the permit within fifteen days. Or else, you re-submit the application to the panchayat secretary or the president. If the panchayat fails to give the permit again within fifteen days, the applicant has the right to commence the construction of the building, assuming that the plan has been approved. However, the applicant has to take care that the construction happens by strictly following the laws.
How to apply under corporation
The plan of the house has to be uploaded using the Sulakha software. The documents that have to be submitted at the panchayat should be submitted at the corporation office too. However, the original copy of the plan needn’t be shown at the corporation. The applicant would be alerted about the date of the site inspection. The law states that the permit should be given within fifteen days. If not, the application could be submitted again to the corporation secretary or the mayor. The applicant can begin the construction assuming that the plan has been approved if he/she doesn’t obtain the permit fifteen days after the re-submission of the application.
