Building a new house needn't blow up your budget always. The owner of this 1,400 sq ft house on 11 cents of land in Manjeri, Malappuram, managed to build a stylish, gimmick-free house within his limited budget, without compromising on space and convenience.
Jaffer had pulled down his old home to build a new one in its place. The small, yet modern, contemporary structure cost him only Rs 25 lakhs, thanks to efficient design.
Features like the flat roofs over this elegant house helped a lot in cutting down expenses.
The house has lavish facilities even though a big sum was not earmarked for construction. It boasts of four bedrooms, a sit-out, a drawing room, a dining room, a kitchen and a work area. A car porch is beside the sit-out. The wooden cladding on its walls is striking. GI pipes installed atop the porch are meant for garden climbers that add to the charm with beautiful flowers.
The interiors follow a black-and-white theme. While the walls and floors are white, the furniture is all black. This colour scheme gives out a roomy effect. Walls which constrain space have been avoided; instead, there are only small partitions. An elegantly finished plywood shelf separates the drawing room from the dining space. The TV is placed on the shelf, flanked by picture frames on either side. An L-shaped leather sofa completes the drawing room décor.
The living-dining space has been done up in double height. The skylights on the ceiling bring in abundant sunlight.
A glass-topped dining table which can seat eight is an elegant piece. The wash area offers privacy as it is set beside the staircase. A common bathroom is just below the flight of steps. The staircase handrails in stainless steel complement the design elements of the house.
Of the four bedrooms, three are on the ground floor and one is above. All these rooms are complete with attached bathrooms and wardrobes. Windows that take up the whole one side of the bedroom walls bring in light and fresh air aplenty.
The functional kitchen has granite tops. While it is ply and veneer for kitchen décor, it is aluminium fabrication for the work area.
The house is indeed a testimony to smart design.
