How Rs 15 lakh was saved on this elegant Malappuram house

Among the various factors which helped reduce the cost of construction, limiting the use of wood played a significant role.

Noushad, a native of Malappuram had planned to build a beautiful house with all the modern facilities for a reasonable budget of Rs 33 lakhs. He is now happy and proud that he achieved his dream of a perfect abode for his nuclear family well within the budget.

Considering the unique climate of Kerala, a part of the roof is sloppy and the rest is flat. Beautiful claddings, charming beige hue and slits to let in the sun light special features in the exteriors. The 2600 sq ft house has a car porch, sit-out, living and dining areas, kitchen, four bedrooms and an upper living space. Furnishing is mostly done in plywood. The use of wood, for furnishing, is limited in this house. Vitrified tiles are paved on the floor. The custom-made furniture, in unique designs, goes amazingly well with the interiors of the house.

The surface of the six-seater dining table is in planilaque glass. The stairway is designed by covering square pipes with wood. This help reduce the free spaces in the house to a great extent. All the four bedrooms have just the required facilities and do not feature complex design elements or furnishing. There are cots and wardrobe facilities in the bath-attached bedrooms.

The cupboards in the kitchen are made of plywood. Granite is paved on the counter top. Tiles are pasted on the splash back. An elegant breakfast counter completes the kitchen.

As per the latest construction charges, it would have cost at least Rs 50 lakhs to build and furnish a 2600 sq ft house. However, the construction of this beautiful house, including the furnishing, was completed in just Rs 35 lakhs because of meticulous planning from the beginning itself. Noushad proudly says that the guests who visit the house often get surprised about the reasonable budget and ask for the plan of his house.

Light points are directly installed without arranging a false ceiling. The originality of the front yard has been retained without paving interlocked bricks. The boundary wall is built using laterite stones and is not plastered.
