Kishore and his family had done enough research and planning before building their brand-new house in the suburb of Mulanthuruthy in Kochi, Kerala. The plot that lies below the road was levelled before the construction began, burning a hole in the pocket. So, they were conscious in the later stages of construction, especially during furnishing to ensure that the budget didn’t overshoot.

However, the owner is glad that he could build a cost-effective house when the cost of construction and building materials is skyrocketing. Interestingly, this house was designed by noted architect Riya Chungath who is the presenter of the Veedu programme aired on Manorama News.

The GI truss roof is paved with traditional mud tiles. This classy roof on multiple levels and the chic car porch in the front add elegance to the elevation. Creepers and ornamental vines are grown on the GI grill of the open terrace so that after a few months, this balcony will have a mesmerising canopy of greenery.

The cosy abode, designed in 2200 sqft, has a living area, dining space, kitchen with a work area and a bedroom on the ground floor. There are two more bedrooms and a balcony on the upper floor. The spaces feature an open-themed design making the the interiors look comfortably vast.

The interior walls mostly don pleasant lighter shades. Harsh colours or extensive panelling works have been avoided. Meanwhile, a wall in the formal living area is painted in a highlighter shade to add a vibrant pop of colour. From the living area, you could catch a view of the of the courtyard.

The courtyard, separated by the high compound wall, is one of the soulful spots in the house. The rustic beauty of the brick walls, a Buddha figurine and contrasting greenery makes the place serene and peaceful. The wash area, meanwhile, has been arranged beneath the staircase to make the interiors space-efficient. Besides, a store room has also been arranged there.

The construction of this cost-effective house, including the structure and furnishing, was completed on a budget of Rs 50 lakh. The owner spent about Rs 2200 per square feet to build the house, which is incredibly cheap as the current construction cost is estimated over Rs 3000 at many places.

Among the many factors that helped keep a tab on expenses, reducing the area in square feet played a vital role. The use of timber has also been limited for furnishing. Metal has been used instead. Steel and aluminium are used for windows and doors.
