Sethu Surendran’s brand new house at Karikode in Kottayam, Kerala is the perfect example of a simple abode with all the necessary amenities, built on a pocket friendly budget. The family wanted the interiors to be spacious and elegant too. Most architects who they had contacted prepared a budget of over Rs 30 lakh for building a regular house. Finally, Sethu roped in noted architect Binu Mohan who is known for designing low cost houses.
The elevation features the flat – box style. The inner and the outer walls don the serene charm of white hue. Meanwhile, a cement grove show wall painted in popping green color is the highlight of the exteriors. Interestingly, this show wall breaks the monotony of the plain white color.
Designed in 1650 sqft, this beautiful abode has a car porch, sit out, living and dining areas, kitchen with a work area, three bedrooms, stair room and an open terrace too. The GI pipe railings on the car porch wall are chic and complement the overall designer element of the elevation.
The interiors are simple yet spacious. The plan of the house has been prepared by strictly following the rules of the vastusastra. This ensures amazing cross ventilation inside the house.
The readymade furniture pieces are simple and suit the interiors.
Two bedrooms are bath attached while there is a common bathroom beneath the stairway. The kitchen has been furnished in aluminium fabrication. A quaint work area too has been arranged as part of the kitchen.
As the structure has flat roof, the family could easily build an additional floor, if required, in the future. The construction of this elegant house, including the structure and furnishing, was completed on a moderate budget of Rs 25 lakhs.
Among the many factors that helped in keeping a check on the expenses, building the foundation in the pillar beam model played a pivotal role. Inexpensive timber has been used for furnishing the interiors. Meanwhile, the kitchen is furnished using aluminium fabrication. Branded tiles that are affordable have been used for the flooring works. Moreover, the light points are directly installed without false ceiling.
